Not anywhere near enough housing + ~70 people moving here every day. Great appreciation metrics. 

 Will, I love Charlotte.  Great town.  Many places have a tough time cash flowing.

Not to worry in charleston the BAR regulations are quite stiff..  if you google 7 New st.. I built that 3 years ago now and it blends right in and its hard to tell its a new build..  its not like other areas were infill in old established neighborhoods and the build is a Modern design.. Like you see in Fountain Square in Indy and a lot here in PDX..

I was the first one to build  " across the tracks" in Charleston 8 years ago now there had not been a new build in that area in almost 20 years.. it was a huge risk at the time  and we did do a modern there.. I sold it to Shep of the Southern Charm reality show :)..

as of now i am wrapping up the last 5 I built in 2020.2021  and cant find any lots that make sense  ..  So not sure I will continue there. However very proud of our body of work we did pioneer the one area and now its really blossomed.. values of the existing homes have more than doubled to tripled for the owners there.  As it was an area no one really wanted until we /  And other builders following us took the risk.

If I was 30 years younger i would move there in a heartbeat.

I just drove the corridor from Jackson WY to Salt Lake City.  There is a lot of land there.  SLC has grown tremendously!  Now if they could just get some booze in the bars without having to order a banana!

It is definitely something to keep in mind. Places like AZ are already facing shortages that will only get worse. Phoenix also has so much sprawl that their water consumption is relatively high per person and people insist on keeping grass lawns in a desert. 

Grass lawns will be a thing of the past already happening in Vegas  buy stock in a company that makes artificial turf they are going to have a field day in the coming years.. that stuff has been massively upgraded.. we even used it on the South side of Chicago recently its darn near Hood proof as well.

"field day" - No pun intended?

LOL!  Don't know, time will tell.  But I can say from personal experience that many companies are authorizing permanent remote work.  I have several clients / friends who have left.

@Irene Navasca. I don't really know a lot about Indiana and the surrounding area.  I know it is quite affordable though.  I'm assuming you are making your ratios?
