There is no right answer.  Just pick up the phone and talk to them.  A good place to start is finding out what their needs are.  You are on the right track.

Most brokers do stuff outside of their agent activities.  This is normal.  The fact that he is managing apartments for additional income is normal, and a good sign.  It means he is active.  That said, yes, I have had other brokers not return my calls for showings and listings.  Sometimes it is due to multiple offers, others just laziness on the part of the other broker.  If the calls and effort are being made, then it's really not his fault.  I would give him the benefit of the doubt.  If it becomes a habit, raise the issue, then last find a different broker.

You are going to loose deals.  It's going to happen.  Just accept it an move on.

Hello All,

I've been in real estate over 15 years, but never done my own project.  Oddly, I've put together major commercial projects, but never a house.  LOL, a little backwards I guess.  I have all the contractors and subs in place.  I have a land deal I'm looking at for $900-950K purchase price.  Build a custom home and sell for $3M.  How do I start putting together the investors?

I think you are over complicating it.  Options only obligate you to sell at a certian price.  They can always offer lower.  Best to rent it out and sell it when you are ready.

Jay, the seller is obligated to provide a TDS within the time agreed to in the agreement.  The exception to this is if the property is a foreclosure or a probate as the seller has not lived in the property per code.  If you receive the TDS after your inspection period, most purchase agreements allow for a period of time such as 3 days to review the information and then decide to continue the transaction or not.  Seller disclosures typically happen within 7 days with a competent listing agent, but are only required to be delivered in the time per contract.  This is why you have inspections.  It is a process of discovery.  Please ask any questions you may have.  I am a California Broker.
