Seeking Partners for JV / Investment / or Private Loans

Hello,

I have a goal this year of replacing my income with passive cashflow.  Simply, get a commission and invest it in out of state rental property until my income is replaced.  

So I am looking for private capital for potential JV (50/50 down and both on title), Private Loans at favorable rates (No Hard Money), Short Term investment capital for flips into refinance (technically Hard Money, but Private individuals) that could stay in deals if wanted.

Essentially, I am leveraging what I have with someone else that is looking to put capital to work.  I'll do the leg work.  We can talk about what that looks like.
