I believe you will find you must be 55+ in order to purchase in a Senior Community.  Hence the lower prices...

@Michael Sueoka I get the desire to try to do this yourself, but you put yourself in a lot of risk by doing so.  If you are acting as a buyer, most sellers pay the commission to the buyers agent.  If you choose the right agent, you gain an experienced negotiator, time savings, and risk mitigation through knowledge.  It's worth it to work with an agent.

3 options, engage a broker to send you foreclosure listings when they come up.  If you are trying to get to them before they list or go to sale, you can use a service like foreclosure radar.  Last, if you have access to hard money, you can go bid on them on the court steps "online" right now.  search for county foreclosures.

Oscar, if you can get a loan for 80/20 Loan to Value, you can refi out of the FHA. I believe the Mort Ins is required till that point. As far as valuation, you can do a rough by just looking at what other 4 plex's in similar condition close by are selling for. If you are not in the ball park yet, no need to pull the trigger.

Remember this is a state law, RSO provisions in your local municipalities still apply.  Vote no on this one.  It's overreaching....
