@greg was only thinking about the HIS tax lien not the Estate. The 30k irs lien you will need to pay or negotiate.

@Ibrahim make title is not in person's name with the irs lien & you should be in the clear (dealing with only IRS lien).

@steve are you sure that upon a sell of real property an irs lien must paid?

@greg don't let the seller take title. Have your attorney draft up an assignment of their interest, then buy the assignment (you would be purchasing personal property which an IRS lien does not attach). Get a discount for solving this problem. Good luck

James just call, ask the executor what the plan is with the house. If it goes bad I'll buy you a beer & if it goes well you buy me a beer :) good luck & let us know what happens.

james, call the executor, you have the phone number. Why mail, everyone mails. On a different note see if there are loans on the property & if this home in "grave condition" has code violations. Also see how far they are with the probate (inventory & appraisal back, ect...). I would be have to help (I'm in sacto).

My advise to alway ride two horses. Wait for mo one until tge cash is in your hand, teach people how to treat u. You set the stage, money always find amazing deals. Image if Will was buying that Malibu house for 1 million; trust me the momey would find him.

Has anyone had success in the last few years purchasing non performing Mortgages/Deed of trusts from Beneficial Finance/ Housekey Finance Corp / HSBC ???

Michael,

work backwards to see where the investor that is "killing it" is getting the leads (find deals he owns or did own & see what they have in common). I think you just need to match up properties in a trust to people who just kicked the bucket (the company who sells the leads matches it up quarterly).
