I'm with Rick on this one. I will say this; slow down & trim up your team- times are a changing. I use the phone these days (not doing too much mail to absentee owners- overcrowded space) & a lot of probate deals.

@K.Marie Poe Wow what a deal, you can get the Medi-Cal bill over the phone? I have few that I faxed in & I am waiting to hear back on, I would be happy to send you the DOD & SS. Have you ever seen Medi-Cal open a probate to get paid?

Sounds like the makings of a good deal! congrats!

Just a heads up buying this deal will only be the beginning, cleaning-up title will take 6-12 months (and price tag will grow- I'm not saying don't do the deal just be ready). Also make sure and ask the seller (heir) if his dead brother/sisters have any kids because they would get a % of the proceeds above any creditor claims (like medical stuff & credit card stuff).

It's a hard question to answer w/o viewing the prop. You need to get your hands dirty & price each little job/material out yourself (ex. the windows- yes it will take time). For a light to medium rehab $50 per ft. should be safe.

@Rick Harmon can a judgment creditor renew if the debtor is deceased (I think the answer is no at least in CA? Also if the original amount was 5k & its now 9.5k the 10yrs mark is coming soon (6mths.) in which the credtor will need to renew.

@Bill Mitchell from 2005-2008 I provided "turn-key" rental properties and purchased mainly of the MLS, back then quality & location (and even cashflow) did not matter because appreciation was the name of the game. Prior to that I mainly purchased from DM and the MLS (converted corner lots into duplexes by buying houses off the MLS).
