Worth a call to the heir or the old attorney. Possibly purchase an estate interest & run with it.

How do you know the owner is died? --- follow that info. Also you can get a copy of death cert. look for the informant that your ticket to the promise land of purchasing the property. good luck

Rick has the right idea here but... Try this
Pay the one owner you found half of what you were going to pay them. Now you own 50% of the property.
Owning 50% gives you a few options
1. Quick & easy- let it go to auction & show up to bid it up (you get 50% of the overbid) not too bad
2. Long & hard- Pay the taxes & sue the other owner for contribution (half the the taxes & whatever else to spend money on). Of course the MIA owner will not answer the suit which will then become a judgement which then you can take to a judical sheriff sale & most likely end up with the other 50% interest.
