Hey BP family,

      I understand only by trying and trying to raise capital you just have to do it and be consistent.  My biggest question is since there is not a general script, talking to investors over the phone how do you get past the initial introduction.  

Example:  Potential investor's name, hello this my name do you have a minute to talk, sure can it talk with you about a potential opportunity to earn 8% - 10% on an investment secured by real estate.  The next is not interested and then I ask do you know of anyone that may be interested in the same opportunity.   Can someone tell me where in that conversation do I need to fix?

Having a mentor would definitely help just trying to find a way, that has to be a way to get into this business, even if it's on someone else's deal.

Afternoon BP family,  can someone tell me the pros and cons of doing a master lease on an apartment building.  This is the scenario, A c class building the owner wants to sell but current asking price is a little rediculous in my opinion.   However, they will consider owner financing or a type of strategy for financing.  They are raising rents to reach market prices but it will take some time due vacancy is very low.   I could go more in depth but just wanted to get an idea of master lease vs owner financing what are pros and cons of both.   All answers are greatly appreciated.

Afternoon BP,

     I have been looking for private money as a funding source for opportunities that come my way.  Here lately all the ones that I have talked to always ask for a percentage of the requested amount of funds.  These funds would be used for down payment some closing cost and other fees as needed.  My question, to get private funding will there always be a fee associated or could those funds be creatively worked into so that the deal could at least get off the ground.

Can anyone give suggestions if a database list of investors a good or bad idea. Considering contacts in my local region. Is it a good icebreaker before getting a face to face meeting.

@Barry Sandersthanks for the advise, I have actually have been doing those things.  It has yielded some fruit but I am looking for something that’s already stable that still has some meat on the bone for an investor.

Afternoon BP, 

  After all the educating, book readings and conversations I am ready to take action but I am stuck in a dilemma.  I have reached out to several people I have personally met and trust based upon their experience.   My question is I wanted to start in small units less than 50, I found a group that would sign a non-recourse Freddie Mac loan for a fee of course but now stuck at finding investors.  Scenario 1  

     Second I am looking at an owner financing complete rehab it needs a gut job, I am not a contractor it seems like a lot of work so I am focusing on a stable asset.   So my question is, what are some ways to fund the down payment and other cost associated with buying apartment units.   It would only be about 20 - 25% needed.  All suggestion would be greatly appreciated.
