@Tj Hines thank you, and yes we’re very mindful of the syndication offerings so that’s why i am looking at referrals and talking with other people with our friends networks. I believe we get the needed funding.

Thanks @Tj Hines thanks for the info and that has been the plan, the issue is time and we are running out of it.  I can send the carve outs but didn’t want to send out blind emails to just anyone.  Looking for potential referrals at this point to see if they would consider the business.

Evening Bigger Pockets family,

Working on a deal and ran into an issue, after a month of working to get signatures for the PSA finally but now the issue is the individual that state they would put EM is out of the country. Anyone recommend a possible solution to keep from loosing the deal.  For the next opportunity we will put the money in a bank account to avoid this issue.

thanks for the info @Michael Ealy we actually had it all lined up prior to even making the offer but it seems like everyone that seemed interested at the initial conversations are not responding at the moment but we are still moving forward.

@Lucia Rushton yes I learned that lesson dealing with the first property and thank God I didn’t buy it.  So yes thank you that’s a valuable lesson to remember.  @Danny Randazzo hello Danny aren’t you part of Dan Handford’s team I communicated with him several times and he has given some great info still looking to close the deal.  He actual gave me an referral to a guarantor.  I am learning to tell everyone what I do so becoming vigilant in my communication has been key now just have start telling the right people.

Great answers from the each one of you and thank you for responding.  Let me add a little more info as well.  I have partnered with someone for the emd and SEC fee and also have a couple of people the are considering sponsorship so they are underwriting it from there end.  I plan to bring in as many people as possible because initially we had a gentleman that stated he wanted to do the whole deal so we do the dog and pony show and yet till this day he still hasn’t responded with a yes or no on the deal.  Thanks @Nick B. for this deal we are using a 506b since we didn’t know a great deal of people to raise from so pitching to other networks will be helpful. @John Fortes I agree with you think find the deal money will come is only a case by case situation but moving forward I know for the next one. @Greg Dickerson I am finding out about sponsors just have to learn better ways to network and get into that arena to seek them out and thanks for the input.  @Tj Hines thanks moving in the next toward the next deal I will surely have more people lined up as we continue to grow in this business I appreciate your input.  Thank you all for the comments now it’s off to find the money.

Evening Biggerpockets family, I wanted to get some opinions from those that have been in my shoes.  I finally have the opportunity to purchase a multifamily property after working at this business for the last two years.  I have a property that I was able to put under contract at a great price or the numbers show.  I just wanted to get some networking tips on finding potential investors for the deal.  The PPM will be completed in a couple of weeks so can't get deal-specific but its 100 units.  I just wanted some tips from the pro's on raising capital while doing their first deal.
