Private Funding for down payment and other fees

Afternoon BP,

     I have been looking for private money as a funding source for opportunities that come my way.  Here lately all the ones that I have talked to always ask for a percentage of the requested amount of funds.  These funds would be used for down payment some closing cost and other fees as needed.  My question, to get private funding will there always be a fee associated or could those funds be creatively worked into so that the deal could at least get off the ground.

 They're asking for fees upfront because it's a scam. 

Unsecured borrowed funds cannot be used to cover the down payment with institutional financing, and very few hard money lenders will accept it. That's why you are having a hard time finding a non-scam legit business offering the service you are seeking.

"I want to flip with 0% down, will you lend me all the money?!" is about the quickest way for any credit granting institution to go bankrupt.
