Is it possible to wholesale a REO property (www.homesearch.com)?

I have located a REO property that another wholesaler has found an end buyer for. The co-wholesaler has already gotten earnest money from his end buyer which is now with the closing attrny, but no contract is in place since I have not placed the bid.

Can I assign, double close, or sell my llc?
Could I just place the offer my self, assign to end buyer, and split the profits with co-wholesaler?

@Jackie Lange what all do you have the full time va do? VS. What do you have the other va's do?

I know joe McCall has a va's training program but I haven't bought it he has webinars every once in a while the program looks pretty good you should check it out. don't know how much it cost tho.

I have been calling bandit signs searching on google and going to network events, but it seems that its someone trying to get started or someone that has been doing it but has know clue what they are doing.

Don't get me wrong newbies do find great deals but I need 4-5 deals a month not a year. PLEASE HELP!!!

I've been using Va's for a while now but I am curious on how other investors are using their VA's. What do you have them do exactly? How often? and How do you Train them?

I am also currently doing deals in the Lithonia, Redan, and Stone Mountain area. They were all hit hard in 08-09, prices dropped from 150k to the 30-45k range and most recently (2012-13) Im seeing investor pay as much as 75k and climbing in 2014. There has and is a lot of competition going on in the Dekalb area with these Hedge fund investors (investors that can afford to over bid on properties and sit on them for 5-10yrs before they see a decent rate of return).
