@Sunil Sharma I own a property on Harvey, IL and the issue I keep running into is minimum loan amounts for cash-out refinance. At this point I've been looking into buying a few more and refi with a portfolio loan product. I've also looked into issuing my own more and then selling that note to an investor.

My BIGGEST mistake was not starting soon enough. That's it If I could go back I would have spent a little more time focusing my capital on acquiring smaller multi family and understanding the power of a 1031 exchange.

I'm currently paying $75 a door for property management for sfh that I own in chicago and 10% for my properties in Atlanta Georgia

Why not buy the 2nd property using a conventional loan as a non-owner occupied property and then when the year passes you refi into an owner-occupied loan. From there just rinse and repeat.

A small to large apartment complex where the partner acts as an on-site manager. or

You are investing in a rougher area where one of the partners sleep at the home as security.

Hi, I am also interested in more properties in the Decatur, Ga area. I'm looking to complete 150 flips year-to-date with my team and we have room for a few more fix and flips in that area before school starts.

Hopefully this deal has closed, so to help others. I would have a provision in the contract stipulating that the property must be delivered vacant 5 days prior to closing. On the 5th day do a walk-through of the property to verify that it is vacant and if not just unilaterally extend the contract another 5 days, the day before the original closing date.

i will be writing an article on this very issue in the near future:

"Why I believe its crazy to ask agents to negotiate their own commissions when wholesaling"

Long title, i know im still working on that part.

In my experience i have found  that paying agents commissions with in my sales price has concluded  in more closed deals then asking an agent to negotiate with their buyer to pay the agents commission. And more repeat business. 

in short: 2 reasons.

1. If an agent cant fight to get their buyer to pay commission upfront before taking that buyer to see unlisted properties, then they arent going to do it when your deal comes along. Causing the deal to fall apeart because the buyer doesn't want to pay on the back end of the deal. which will ultimately increase their purchase price, which may cause your deal to be a bad deal for them. Agents are like contractors 90% of them suck so if they cant negotiate for themselves they wont be able to negotiate to get theis type of deal done On your terms.

2. Spoon feed the agent and they will always come back. If the agent doesnt have to fight to get a commission on your deals, who do you think they will keep coming back to? I have found that buyers with agents tend to pay a little more then buyers without. Agents will be come your extended sales staff they will reach out to there client base 1 because it's a good deal 2 because they know they don't have to fight for a commissions.
