Hey @Hussein Al-asadi , I have been doing Fix & Flips here in Atlanta for a while now and even with years of experience under my belt I have JV'ed with other Fix & Flippers in other states, its my way of "diversifying." I put up the funds through my retirement and they manage the project. I reserve my working capital to be used inside of my business and flip houses with other investors as an investment strategy. I get to take a more hands off position allowing me to work on my on day-to-day business. It's something I just started doing recently and so far so good. I have only partnered with 2 companies so far, @Andrew Cordle @Turnkey Flips, in Chicago and north west Indiana. Just be cautious of any red flags when JV'ing and believe if there are any there you'll see them.

To answer your question, what i really want to hear from a wholesaler is that they have found the deal of my dreams that fits my criteria to the T. And since 9 tmes out of 10 thats not the case, i just expect them to ask me questions like:

What did their last deal look like?

What areas do you buy in?

whats your criteria? Beds, bath, new builds, add on, ect.

the goal is to get the buyer talking and they will tell you everything that they are looking for.  Your job is to find out whether they are serious buyers or not. Remember to stay in contact with your buyers criteria changes and you would hate to not have sent a buyer a deal because last month they said they dont do additions and now they do.

It depends on how many flips/projects your taking on, how complex your business structure maybe, how your financing the projects, how many sources of income do you have, your book keeping abilities, ect... as previously suggested I recommend a CPA and see if you have the option or the ability for a do-it-yourself tax software.

The anticipation is killing me! Cant wait until the big event, to speak in front of a star stud audience is going to be an honor. Just hearing a few of the names of the attendees lets me know its going to be a room full of active investors from every investing strategy that I am aware of. When I was just getting started I went straight to a highly recommended closing attorney in my area (Halperin & Lyman), sat down with the closing specialist, and said "when I close my next wholesale deal I want to use you, what do I need in my contract to double close/assign it?" she gave me 3 must haves.

I searched for days trying to find what the best contract to use might be, with a simple phone call and short meeting,  got all the answers I needed. Don't waste time trying to find the perfect contract, when someone is willing to give it to you.

2009 Chevy Malibu- I put about 300-400 miles a week, looking at properties meeting clients and checking on rehab projects.

2005 Ford Explorer- mainly to transport material to job sites, probably use once a week.

Plans: Sell the Explorer this summer (don't think my time is best spent getting material) its funny how when you have a truck you find ways to use it. Trade the Malibu in for a Cruze and purchase/lease my first luxury car (Masi or Alfa)
