Hey, can anyone recommend a bank or lender that does cash out refinancing very rapidly where you don't have to wait  6 months to a year? 

My cousin friend told me he'll help me wholesale deals if we split 50/50 and he has a training course for $300 that teaches me wholesaling. My question to BiggerPockets is for $300 I don't know if I'm going to get $300 worth of if these courses or even know if I can go out and wholesale anything.Can someone help me in what should I do?

What are the hottest areas in MI for getting deals wholesaling?

@Account Closed Thank you! But I don't want to deal with banks so is there any other way? I have one private lender that lends up tp 75% of purchase price, (property specific) 4-5% fee 7% interest on loans from 25k up to 2.5 million. Residential up to 4 units and appraisal have to be 45K or over. My problem is that they don't do a 30 year or 15. They want to do the loan for 7 years and have you refi. Just trying to figure out other ways without dealing with banks. 

@Account Closed Am I able to rent my SFH out and apply for another FHA Loan for a property with more units or another SFH?

Hey Bryant Schur! I just purchased a home FHA and in June it will be a year and I was thinking about renting it out to get started in buy and hold. I wanted to do a HELOC but I have little to no equity so I'm definitely trying to find funding for buy and hold investment properties. I don't know where to start or whom to go to. Can you give me advice? I definitely appreciate it.

@Kevin Siedlecki My mistake, I meant to just say HELOC. And I didn't buy cash. I purchased through FHA and wanted to do a HELOC but you're right it's definitely gone to be very small.

I've been in my place a year in Jun 2017. I bought at $74,500 and I wanted to know if I can refinance in HELOC?
