Amy, just recently got back from Phoenix, and yes, they are setting up little cardboard boxes for the homeless right downtown, and the city has no idea what to do, at least when I was there, they may have resolved it by now.  Some guy was actually making these. I`m sure they will hold up quitye well through monsoon season, cardboard is waterproof right?

I'm assuming the 3% realtor commission is included in the 10% closing costs, is that correct?

What if another realtor brings a buyer, is that another 3%?

OK color me a knucklehead, but when I put something in the "search box", the word search does not show which would allow to conduct the search.

 What am I doing wrong?

Do you have any statistics on how many properties are sold to third parties every month in your county, and how many of those are a result of your publication?

How many properties go to sale on average each month

Obviously, these would be round about numbers.

How many prescribers do you have?

I am looking for properties I can fix and flip in the areas stated above. I would prefer properties in the median price range for the area, although I will look at any price if the numbers make sense.

Thank you Joe. The funny thing is, I have a very similar business model as your partner. I have been flipping houses that fall below the median price range for my area and 90% of my buyers have less than the credit score needed to qualify for a loan. So we offer free credit restoration , and many times allow them to move into the house on a Rent To Own basis until we get their credit scores up. But, quite frankly I never thought of what I do as a service to the community per say, mainly because I make a pretty good profit on the houses so I don`t think of that as providing a service, but maybe I need to change my thinking on that.

Thank you Deborah, I appreciate taking the time to respond, all excellent points, and I do most of those things you have suggested including a one hour workout at the gym 6 days a week. So, maybe I`m thinking more along the lines of some suggestions on another path within the real estate industry. Again, I know there are hundreds of RE strategies, and i have my share of books, tapes, podcasts, etc., but for some reason I can`t seem to narrow down all of the choices.

I know I`m rambling, but sometimes getting stuff out of your head and getting feedback from others can spark an idea and/or a direction.
