If you do that under your corporation, your corporation may be sued if anything happens regarding the property.

Here are the numbers: Purchase Price $101k/ ARV $205k/ Down payment $21k/ No rehab/ 785 credit score/ 30 yr amortization

I`m sure this has been asked a thousands times here but I thought it may be quicker to just ask it straight up.

I`m looking for a lending institution that will do an investment loan under the name of my corporation, any thoughts?

I know this has probably been asked a million times, but here goes a million and one. I`m just looking for a very professional looking REI website that is easy to set up for someone technologically challenged.

Thanks for your response Brian. I have mainly focused on SFR most of my career, but I did flip a small 15 unit apartment complex and some duplexes. I would like to stay with the SFR but I'm always open to other opportunities. I am mainly focusing on one large market, Charlotte NC and then a smaller market in SC.

I want to spend at least $10k to start up a marketing campaign and then $2-3K per month. I know I know, you can get it for free by just reading through this website, I get it. Even though I`ve been doing this for 28 years and flipped 300+ houses, I`ve never had to do any marketing. Well, those days have changed. But, I`m a little bit old school, not quite up on all of the available technologies, but I`m willing to spend money for a coach to flatten the learning curve. 

With my years of experience I know exactly what to do when receiving a call from a motivated seller. I know how to do find out the sellers pain point and come up with a solution to their problem. I know how to do comps, estimate rehab costs, and give the seller different ways I can buy their house depending on their situation whether its cash, options, lease options, subject to`s, seller financing etc.

So, bottom line, if I can get sellers contacting me, I am very confident that, if their is ANY potential to do a deal I will find it, I just need to implement a system. 

Any suggestions?

Which Skip Tracing Company have you used and would recommend? I do not do large batches. I drive for dollars, get a list of 10 or so vacant properties and diligently work on those one by one. So I`m looking for a company that will do small batches. 

Post: Is it best to purchase pre-foreclosure, foreclosure or REO?

@Josh Caldwell What have you found as the best resource for finding homeowners` phone numbers, email etc. Do you use a particular skip tracing service? Thanks
