I have a Lowes accounts receivable account, I receive 5% right off the top. I use it to purchase all of my rehab materials. I live near Charlotte NC, it is a hub for U.S. Airways (lots of direct flights to places I go often). So, right before the end of the month I pay my Lowes account off with my U.S. Air credit card. The bang for my buck for airline tickets beats any rebate or discount with other cards.

You need to find more recent sales to determine today`s price.

Tax value should only be a general guide but by no means any indicator of present value.

I always nail down how much I think I can sell the property for QUICKLY. That is the most important number in any deal. Then just work backwards from there, purchase costs.....rehab costs.....holding costs...selling costs.

Whatever is left after all of those numbers is profit.
