Shared..... good thought but I think the constant dinging at every floor would drive me and them crazy.

Marcia....I love that, except I'm not sure that would pique the interest of a private money investor. Has that helped you secure private lenders?

How about a hybrid " I'm a private funds manager and my objective is to maximize my investors return in a safe asset. And we acheive that by providing safe, clean, affordable and quiet housing to responsible renters and owners".

I think always using the word "safe" when talking to potential money investors is essential because their number one concern is always " is my money safe?"

So I was sitting here reading post after post on the BP website, like I do most evenings....I know I know, "why don't you get a life pal"? I will after my first million....anyway....

I was reading a post by Brian Burke and he was talking about what he says to folks who ask him " so, what do you do"? He said that most of us would say, oh I flip houses, or Im a wholesaler, or Landlord etc.

But this is what he says, "I'm a private funds manager and my objective is simply to maximize my investors return" ......then I might add something like "in a very secure asset" or "and I happen to use real estate to achieve that objective for my clients"

With everyone's input maybe we can tweak this thing and come up with a killer elevator speech we can all use.

Any thoughts?

Thanks for the feedback. That is exactly what my gut was saying(or was I just hungry?).

I thought I would take advantage of this unbelievable site. One thing I have learned about BP is you WILL get feedback.

The price seems quite reasonable considering all the information that is offered.

I listened to Ben's podcast on BP. I see that he has a program that he is selling. Does anyone have any experience with his materials?

I want to make sure it's not over my head.......and Im 6'5" :-)

Hey Shaun, believe it or not I actually am a rocket scientist and finding private money is much more complicated.....not really. Thanks for the great advice.

I'm getting ready to turbo charge my business and I wanted to have all my moola ready to go. And I didn't know if there might be a more efficient way to do it, in other words implementing a system like we often talk about here on BP. Like making a short CD or DVD (using me) or pamphlet to leave with them.

Maybe someone on here has already implemented this strategy, let me know if anyone has any knowledge of any such info and where to find it.

Ben, Joe, Bill, Burt, Michael thanks guys all good stuff!

I thought of a way to boost my credibility with these private lenders. Since I have purchased a lot of properties in the name of my Corporation, I figured I could print out the list of properties I sold from the county public records website. This will show that this is not my first rodeo. Do you think that this is overkill?

Do you guys offer a personal guarantee, or do you just wait until they ask you?

I am looking for properties to fix and flip in or South of Charlotte. To be more specific, the Fort Mill or Indian Land SC area would be ideal, but I will look at anything close to those areas.
