Hi I have a question. I run a student rental in Florida that's been going rather well up to now. 

There are 3 roommates that are collectively responsible for the total rent (as per our lease). The issue we're having is there is trouble in paradise and two of the roommates have documented the third roommate being in violation of lease (damage from dogs, boyfriend living in home) from multiple angles.

They want us to intercede but not sure what options are without voiding the whole lease for everyone?

I've been considering doing a house hack in South Florida but rather than looking for a duplex simply renting out bedrooms that I wouldn't need to help cover costs. Planning on doing a traditional FHA owner occupant type loan for the property. I've heard a lot about people on the podcast doing this in high cost markets in the Bay Area or Seattle.

Anyone have any pointers or thoughts based on their experiences? Want to vet people appropriately but seems like a viable way to cut costs without going through the pain of looking for an actual multi-unit which is a bit harder to find in the markets I'm looking at.

Hi Felix, I would focus on progressing your career in order to earn more money. In NYC it will take a long time to save what would be necessary and strategies like flipping (that have more short term profit potential) are going to be harder to manage remotely. The ROI for getting your hourly wage up will pay major dividends in shortening the distance to having enough saved to make moves! If you are really focused on doing it near term I would consider that NYC may not be the easiest place to start. You're 18 though, world is your oyster.

I work in tech in NYC. Just let my apartment go and looking to buy a place in West Palm Beach as it's just a 2 hr flight to NYC should I ever need to be back. Eventually may end up getting a crash pad in NYC but no reason to do so now since prices are just starting to drop
