@Paul Welden So currently looking to acquire a property and wondering if feasible to do 203k loan for both acquisition and improvement. It sounds like that could be tough unless a long close period is negotiated vs 30 days or so. the property would be a primary residence yes.

Need advice. Looking to close on a property in S. Tampa and would like to see if theres an option to quickly get a standard 203k loan in place / approved to make major additions to the property and acquire it. Seems like it should technically be possible based on what I've read but hearing from mortgage broker they view additions as "luxury" and would deny. Is that true?

Hi @Michael Baum thanks for the reply.

I'm starting pretty small here so think of a simple situation where there will be an LLC for every property and the operating agreement dictates cash flows. I want to write operating agreements that behave similarly to how a proper gp/lp fund setup would behave but without the giant legal fees since we're only talking 2-3 investors per deal tops and all are friends/family.

My question is more on managing multiple arrangements like this without having it become a bookkeeping nightmare. Maybe there's no way to avoid that and I really need a spreadsheet jockey for this but was curious. I'd like overpay on systems at the beginning so that theres not a ton of pain to "make things right" down the road.

Hey guys, are there any STR softwares that are helpful for dealing with LP monies and distributions like a Juniper square or Appfolio would do in more traditional CRE? Or perhaps something that lends itself to use in a sub-institutional context?

Hey does anyone have recommendations for property managers you've worked with in Tallahassee for (student) rentals?
