I like your idea of running a background check prior to looking at someone.  I think sometimes I try to accomidate more than I should.   

I have a rental that is kind of unique so it is a little hard to rent.  I have had what I thought was a great potential renter complete the application.  The problem is both the husband and wife have terrible credit ( in the 530's).  I get all the information on the application verified before I run credit.  I hate charging people if I have no intention of renting to them. I called the current landlord and she says they have paid on time for 6 years and is sad to see them move.  He is retired military and has a pension.  When I ask about it they said it was a family member who committed identity theft.  Is there a way to verify that?  Should I ask for a higher deposit? I guess my big issue I don't know how to read credit reports. Any thoughts would be greatly appreciated.

I am a real estate appraiser in Utah and it is a great industry to be in.  There is a vast difference between appraisers and sales agents.  Appraisers deal with data and detail, where as, agents deal with marketing and people.  There is obviously an overlap but for the most part if you are data driven and more introverted appraising is better.  If you are more extroverted and people driven sales agent may be a better option.  

The biggest obstacle in becoming an appraiser is finding someone willing to supervise you, where as an agent does not has this requirement. 

No matter how you cut it sales agents and appraisers are in a cyclical business with numerous ups and downs as well as external threats from AI and other technology advancements. Therefore, no matter which field you get into look to be on the cutting edge and keep up on education as well as many income streams as possible.

Land is really hard to value because there are alot of things that go into each parcel.  For example how much land total, how much is marshy or swampy, how much water comes with the land, if it can it be subdivided, the type of property around it, the zoning, frontage, access, etc.  My guess is the seller is no dummy, most of those farmers are pretty on top of the value of their property. Most likely, it will not be a deal with a ton of equity and will really only have value for someone looking specifically for that type of property. However, I can send you some comps if you want to DM me the address or parcel number.

I am buying a property in North Kansas City and am looking for a contractor in the area. There is not a ton of work a handyman would be perfect.  Referrals would be appreciated!

I recently hired a property management company to take over two of my buildings.  However, they are taking forever to do anything.  I have a one bedroom unit that is typically rented in a couple of days.  I turned it over to them cleaned and ready to rent.  However, they have only showed it 3 times in 6 weeks. today I went to get a key to show it my self and they said they were going to get a lock box "so people could self show" but all their lock boxes were being used.  (So I drove next door and bought one) what is the typical turn times from when when a renter moves out to when it is re-rented. The market is very hot right now.   I know no one cares as much as the owner so I am trying to be fair before I fire them.  Thanks for your input!
