Post: Texas & California Investors

I recently talked to a RE investor here in San Antonio that mentioned he used private money from Boston, Massachusetts. Before he disclosed that his source came from Boston, I without hesitation, inquired if that money came from California (given the great surge of California investors coming here to Texas to invest their money).

He suddenly changed the mood and made it very clear that HE WOULD NEVER allow California money to come into Texas. He even made it seem like if California Investors would be somewhat degrading to the Texas Economy. I find this ABSURD.

To all my California and Texas real estate investors, thoughts??

Not sure if this is true, but should spark your interest, but I was told freelance jobs do not count in these numbers? Is that true? Something like 20% of people freelance. Maybe they are lower? Maybe America is crushing it.

I think the economy is strong and we have another couple years personally

The economy's numbers are solid. I was worried that Trump's new policies were going to affect it, but it has been more than 2 years since he came to the presidency and it's still looking like a bright future (New policies, fiscal and economic, are usually felt on the economy after 2 years of being set).

The fact is that this growth is being felt in certain regions only. For example, in San Antonio Texas, where I'm from, we have been seeing a great surge in real estate development and real estate investing. I don't feel like this is going to end anytime soon.

Jobs report came out yesterday, and signaled the lowest unemployment rate there has ever been since 1969...

Thoughts on this, and how we can capitalize on real estate as investors?

Can anyone shed some light on the process of installing utilities and sewer in a vacant lot? Asking for a lot as an investment here in San Antonio Texas?

Are there any investment friendly real estate agents or investors in San Antonio who have done this before?

Is AirB&B permitted in Canyon lake?

I have a client in SA that has a "timeshare" in canyon lake (Comal County), but I'm not sure you can have an AirB&B. If there is an investor that has this kind of properties here on BP, can you please shed some light?

Appreciate it!

I don't think we need to panic.

The inverted yield curve was something to take into consideration in the grand scheme of things just because the previous 2 recessions have been preceded by the inversion of the yield curve.

That being said, the world and Fed policy are radically different than all previous yield curve recession calls. But we will survive a recession unless sovereign debt blows up.

Hello BP community!

Since I haven't really done a solid introduction to my community, I wanted to take some of your time and introduce myself.

I have a Bachelors degree in Finance, and although I thought hard about going into the banking industry, I settled for the investment side of Real Estate. I had a remodeling/landscaping company all throughout college (that's how I paid most of my tuition) and also took a couple of internships regarding small business startups and the export/import businesses.

I'm a local realtor here in San Antonio, Texas that currently works with investors in terms of finding them investment properties, guiding them through the rehab if need be, helping them with their exit strategy and repeating this process all over again.

In summary, I specialize in:

*Selling investment properties to my qualified investors

*Help them with funding if their liquid assets are not at a considerable number, or (my favorite) leveraging their money to get the most ROI and saving them in costs through scaling up your business

*Guiding them through the remodeling process through referring contractors out, getting bids, sharing personal expertize, etc.

*Helping them in their exit strategy by connecting them with realtors who charge less than the 6% mark, showing them how the end product should look like to get the highest ARV possible, etc.

I have been working in Real Estate closer to a year now, and I have had major success when it comes to helping my clients out. Not only does my remodeling background help my clients with the remodeling process, but I also have extensive knowledge of how you can leverage your money to scale your business in Real Estate. Whether its flips, rentals, owner finance or even Air B&B strategies, shoot me a message and let's talk about how we can work together or even bounce ideas back and forth about Real Estate. I love to learn!

I appreciate the opportunity to be part of this large community and be able to learn new skills everyday! For me, this career is something that I plan to do for a while, so you'll be seeing me on here again and again.

I hope that we can build some great relationships!

@Bob Light Hello, I'm a realtor here in SA that works with investors recurrently. I actually have a very good plumber that I refer to my clients all the time. His name is Miguel Aguirre. Send me a PM and I'll give you his number. I just ask that you tell him who referred you to him. I hope everything works out!
