@Bao Chau Tran If you would like to do a commercial loan, you will not have to provide as much of that documentation for the pre approval. You will need an LLC, good credit, and the asset.

@Peter Morgan In my opinion refinancing with the current lender,servicer, should be easier and cheapest, since they already have the loan in house. It is not always the case, and could be worth shopping around. Also ask how you can skip two payments, if done correctly I have seen it work.

@Peter Morgan The same lender shouldn't mind refinancing you to a lower rate, if they are looking out for your best interest, and they will make another commission too. Depending upon the loan type, there are options for a streamline refinance which can be a lot smoother and no appraisal needed. Definitely check on rates for different years,10,15,20,25,30 can have different rates and you may see that a 10 or 15 yr loan isnt that much more than a 30 saving a ton on interest and paying it off sooner.

@Jennifer Rado Sounds like the points are a part of a buy down to lower the rate, and looks like its worth it. You could ask for an interest calculation on the 3.5% over the life of the loan(or however long you plan on keeping the home) versus doing the buy down, but over the life of the loan you will save a lot more with that buy down.

Samuel may have some insight on this one. Have you checked with another lender to see what they, I haven't personally helped with a VA loan for a 4 unit property, but I wouldn't think twice about if its available. Do you have a contact at the VA that could confirm that it was the lender denial and not from the VA?

Thanks for sharing, did you end up paying the $995 upfront. Next time they call, ask them to call right back on your office line, and give them your lawyers number or police station.
