@Masud Khan I have more experience in Alabama than Ohio, but seems like both have good opportunities. Im currently on the outskirts of Huntsville and Madison which is booming. I hear Birmingham is a great investment area too.

@Michael Archard Just curious on what you would do if electric went up past your average? What if tenant decides to mine bitcoin, is that electric covered too?

@Chris LaCorte First question is let me know when you find a good lawyer? Next I work with multiple lenders that can help you switch to an LLC, and do a portfolio loan on those rental properties opening up more doors for your investment property purchases.

@Jacob Trimble Good question, I have never used a hard money lender but interested in learning more about them. I would talk to other people that used them that worked. I have seen rates from 3.5(with buy down), to 9% on investment loans, depends on your credit, asset, and experience.

@Eric Brantley Try a different lender, you should be able to do another FHA if its over 80 miles away and you are going to occupy it. Confirm the mileage and talk with another lender or mortgage broker.

@David Robinson You mentioned being unsure about pulling out $200,000 from your personal property, and I was thinking you could just take out $100,000 so your not all in , and use that towards a down payment for the next investment properties possibly using a commercial lender to help acquire more properties. Have you looked at the difference of the equity sitting in your personal property, versus the money in another investment property, for example which would have better growth. In 2 years would that money in your personal home be worth more or less than putting it into another investment property?
