@Jessica Edmond Thats a decision you have to make is the house worth putting in the money and effort for the repairs. If it is get it and start working on financing and having everything ready ,and then you will have a better idea of the process too, preparing yourself for the next investment 😉.

@Jessica Edmond The seller keeping the 10% if you cant complete the financing is normal. I have heard of Lease to own sellers selling the house multiple times because the buyer couldnt get financing so they kept the deposit and sold it again. One option to look at is talk to a lender early, there is an option to refinance with lease to own contract, and making sure docs are filed correcty at courthouse.

@Thomas Tarry It sucks for the seller, if the agent is not selling because they didnt get a good fence, or whatever the issue, the seller wants to sell and you have a buyer, should be simple.

@Kevin Larson Do you have a copy if the appraisal? Can you verify if the appraiser went on site or if they did ut remotely or BPO? These can be factors. Its hard to get a refund on appraisal when its a fee for the service provider, unless there is a major issue, and in your case there could be a problem since its coming in so low.

@Jon Zackary Everything is a factor, the better the factors the better the terms. Great credit can help against low experience. I work with multiple commercial lenders that look at experience, some will work with newbies and help them grow because they see the potential for future business. In my opinion a good deal is a good deal.

@Tim Richter I had a mentor from Maryland tell me its ok to yell or cry when things get hard just dont quit. I will go play golf,take a long walk or hike, if I walk playing golf I get all 3 in one, and it helps me relax and "focus on solutions". @Filipe Pereira I like putting the boxing gloves on sometimes too,feels good. Another good book is Getting Things Done by David Allen, the audiobook was great.

Welcome to BP! Richest Man in Babylon is a good book too that can help. I personally like your first option with the house hack, and leveraging your money. Using the college as a tool, you could definitely do both real estate investing and school. Use the resources of the school to help you grow in all areas of real estate investing.
