@Heyward Lovett

What excites you about Hampton Roads? I am from New York as well and currently live in Suffolk, VA (part of Hampton Roads). If you give me an idea of what you're looking for I can keep an eye out for something that may meet your criteria.

@Wouter Ceyssens

Also the sellers agent can not make you use them. They probably are being shady and just want more commission. You can still use your agent. They can not make you enter a dual agency agreement. Tell them you are not comfortable with that

@Wouter Ceyssens

What @Tommy Cangelosi said.

I’m sure you meant well but being your buying agent I’d be annoyed about this because at this point what most agents are thinking anytime you ask for anything is “okay am I even getting a deal with this person or do they just want free work done”. Like I said I know (well I assume) this was not your intentions and you meant well, but if you are already working with an agent just ask them to help you with things. Look at it like this, it’s what you hired them to do. At the end of the day you (or the seller) are paying them to provide you service so don’t do their job for them and little mistakes like this can be avoided in the future. Like I said, talk to your agent and explain what happened. I’m sure they will understand.

@Jeremy Morton In my opinion stocks should always be a part of your strategy (whether through index funds, mutual funds, individual stocks, whatever) but look at those as long term investments and consider funds that pay dividends. However, I think in your younger years (prior to 50) you should put most of your money into real estate as it will grow your wealth much faster.

Once again this is just my opinion and my strategy. Go over what you think works best with you and what your goals are!

Start sooner! I'm 24 now and I know I have plenty of time, but I wish I would have gotten started at 18! If I could go back and give my 16 year old self 5 tips it would be:
1. Get on BP.
2. Read rich dad, poor dad, and The millionaire real estate investor
3. Get your real estate license when you turn 18
4. Save all you can now
5. Don't be afraid to jump into something

Sounds to me like you guys already have the mindset of an investor! Purchasing homes that need some love as your primary residence is a great way to force equity for when you plan on moving or renting it out. Welcome to BP and good luck with your investing career! Don't be afraid to ask questions no matter how "dumb" it may seem. Everyone is here to learn and/or help.

Can you give more details? Where in the process are you and what do you need help with? Also if you're in Ohio please be sure you know all the legalities as your state is very strict and very specific on what you can and can not do!

You sound like you are on the right track for sure and are doing great so far. I say keep doing what you're doing. Make a plan of your short and long term goals and your wants and see how what you are doing now is contributing to meeting those goals and how your future plans fit into that. My advice would be to master one or two things at a time and then move on to adding other strategies!
Good luck and don't be afraid to ask questions or reach out to the community for help!
