@David Hines Over the last few years Chattanooga has been amazing for cash flow and appreciation and doesn’t look to be slowing down anytime soon! I’m not too familiar with Knoxville personally, but the smoky mountains are very close and they specifically are amazing for vacation rentals. Nashville is hard to find cash flow in (for me at least, but it’s not my primary market) but you can easily break even at least and the city is growing by the day and appreciation is very likely. Memphis is great for cash flow but don’t count on much appreciation compared to other markets.
