@Andrew Fisher If it’s been in the market that long see if they will let you schedule a showing and see if your contractor can come to the showing with you to provide a bid (expect to pay for their time). That will get you a touch rehab coat number. Then contact a hard money lender and see what interest rate you’ll get and down payment you’d need. Then from there run the numbers based on how long you expect the project to take using the numbers you got from the contractor and the hard money lender and see what your margins look like. If it makes sense, get it under contract and during the inspection period get other contractors in to get multiple bids and try to get the bids with prices for each line item and make sure to specify whether you provide materials or you expect the contractor to and be sure to ask if they are including both labor and materials in their bids.

@Kazi R. Drive whatever you want. If they feel less obligated to pay rent on time you get to feel less obligated to renew their lease and not file eviction papers

@Yonah Weiss I don’t currently have a degree, but I am pursuing a dual degree currently for business management and marketing. Mainly because it’s free for me from my time in the military, so why not lol. But also because as an agent my vision is to build a large real estate team so it does tie into that as well. Plus nobody in my family went to college other than my uncle so that’s another motivator to have a degree. But I definitely don’t think it’s necessary at all. Also being in m 20’s it gives you slightly more credibility when telling people you are the CEO of a real estate team and a real estate investing company lol.
