I spoke with a home depot rep today about replacing floors in a rental that I am about to rehab. I was quoted $2.50 sq/ft for their lower end trafficmaster material and install. He recommended me go this route but told me that this type was not water resistant and that kind of pushed me away. I was also recommended the pergo laminate that is supposed to be much more durable around water and more scratch resistant. I felt like this may last a lot longer but would cost $4 Sq/ft material and install. Lastly, I looked at the LVP which I see a lot of people on here praise. I can get LVP material / install for $5 sq/ft. The home depot rep told me that although the LVP would withstand water really well and be very durable, it would probably feel cool to step on whereas the laminate would feel much closer to room temperature and that this was something I needed to take into consideration. I have not seen this part mentioned on here before.

I'd love to hear any feedback about any of this material and whether you feel this is a fair price based on what you are getting.

I'm just starting my career in SFH rental properties and looking for homes that I can do a fairly easy value add rehab too. In people that have experience in this, what upgrades (when needed) matter the most to tenants and will get you the highest return on? I see most people mention laminate floors in replace of carpet, fresh interior paint, bathroom vanity's, and updating the kitchen.

What are some other upgrades that I should be looking for that will maximize value to the tenant and get me the highest return on my rehab?

@Justin Windham well somehow these guys did. By no means am I endorsing them and feel free to use who you would like, but I had a Roth IRA and took it over to them to invest in real estate to avoid paying UBIT taxes with a self directed IRA.

I’m sure there may have been easier (and less expensive) ways to accomplish the same thing but I am very happy with them at the moment.

You would be looking for a eQRP. It's essentially a solo self directed 401k allowing you to avoid unit taxes and you can convert your IRA in it. Check out https://www.totalcontrolfinancial.com/

I'm looking to purchase a SFH rental property in or around Atlanta Ga. All the properties inside the perimeter (and near the belt line) are expensive and feel risky for my first rental. Does anybody know of any areas that are in or near atlanta that have a good purchase price to rent ratio?

Ultimately I would like to have a PM manage everything so that's an expense I'm factoring in as well. Any advice in the Atl market would be greatly appreciated.
