Rental Property Upgrades That Matter

I'm just starting my career in SFH rental properties and looking for homes that I can do a fairly easy value add rehab too. In people that have experience in this, what upgrades (when needed) matter the most to tenants and will get you the highest return on? I see most people mention laminate floors in replace of carpet, fresh interior paint, bathroom vanity's, and updating the kitchen.

What are some other upgrades that I should be looking for that will maximize value to the tenant and get me the highest return on my rehab?
