I also greatly miss the app and have not used the community and forums as much as I used to when we had an app. For some reason I got a notification in this old thread and figured I would chime in. Bring the APP back!

Any updates to the IOS app? Kind of surprised that BP has gone this long without getting things figured out and in compliance with the App store.

@Chukwuma Okafor Skyline Appartments allows it. They have a program where they get a percentage of the bookings.

@Jigar Kadakia I wanted to invest in that area a few months ago but we were told at the time of submitting an offer that they were looking to require a in house property management company. They had not made the decisions for sure at the time but we were not willing to wait around. I would recommend finding that out first before spending too much time crunching numbers. The views from most of the lots are incredible in that community, if it can be self managed, I think it would work well.

@Reda Eldehiry I personally did this to get started with Airbnb and had a ton of success. I was able to scale up to several units within months and it really saved my *** during Covid. The thing here is that you MUST be upfront with the landlord. It took a ton of calling and convincing to find some that accepted but it absolutely can be done. When a property has been on the market for 6 weeks the owner starts getting anxious and is willing to take anything you offer. Another tip is I would recommend paying an extra $100 or $200 on top of their market rent if you need to. One specific thing I put into all of my contracts was that I could get out of the lease at anytime as long as I found a new tenant to replace me OR paid 2 months rent. When Covid hit here in Atl and the whole city shut down, I was able to get out of all of my leases very easily. So if you know what you're doing then it can be a very safe way to get started. I have since taken the confidence that I learned from arbitrage and buying up properties now that I'm comfortable with the concept.

I am looking to make an offer on a 3/1 house with a 1/1 guest suite directly below the house and is a block away from the beach with a beach view. It also has a large yard with potential to put a pool in the future. My only concern is that the main house only has 1 bathroom and the only additional is in the below guest suite. I could see this causing some negative reviews if I didn’t list this clearly or is the guest didn’t read properly. I’m trying to think of a solution to make this more feasible. Is it realistic to look into putting a spiral staircase in to connect the two units? Has anyone else run into a similar situation? Any feedback would be greatly appreciated as I’m looking to decide asap.

@Ashley Rodgers I can vouch for The Short Term Shop and @Avery Carl. Working with several of her agents now between Blue Ridge, Smokies, and the Destin area. This is all they focus on and can point you in the right direction for each market.

@Jon Collins I've been using the "Infinite Banking" system for a couple of years now and @Thomas Rutkowski on this thread is who set me up. Very glad I did it and wish I would have started much sooner in life.
