@Greg Dickerson thanks Greg, so $40k for 200k isn’t asking too much. Maybe patience is required.

@J Scott thanks for your quick response. 15% “seems” low and risky, is it just the market or area you’re in?

I’m trying to get at least $40k net profit from a single flip in Michigan?

I have 200k to invest.

Am I being greedy? What amount of return would you expect if you had $200k in cash to use for flips?

My realtor said for about $100k I could make between $20-30k. Which seems reasonable but tight, but then we would have to do 2 flips which would diversify or potentially increase the risk.

Maybe Michigan is the wrong market for me.

Thanks

Yeah I suppose I can ask a few questions from which the answer may help other BP members....

How soon do you want to make cash?

Are you willing to sell at a reduced price if you can sell it quicker?

Do you have any other deals lined up that may be hampered due to your money being tied up with this project  if you continue with the rehab?

That is a great problem to have. Sorry I can’t offer any advice but am interested in what other BP members offer up. Good luck.

So far it looks like NW of Detroit and Ohio is on the cards, where else is hot right now for flips?

Hi all,

I've just been speaking to a guy @Joshua Hively from HomeVestors about working together on a JV or similar. Joshua sounds like he knows what he's talking about and has skin in the game.

For thoroughness I’d like to ask the members of BP for your professional opinion of Joshua. If you have ever worked with Joshua or your paths have crossed before?

I’ve got Joshua’s permission to do this which in itself is a great sign.

Thanks again Joshua for the great chat.
