Do you think USD to AUD is going to drop again? Might it get to 0.5 ?

I have a Bank of America account, used OFX to transfer to CBA here in Aus.

@Lindsay Stewart, yeah we transferred at 0.55, pretty happy. Hopefully it will get back up to 0.7x , I’ll transfer back.

@Michael King

I’m thinking of the exact same thing.

However I’m lucky enough to only owning cash in US since selling my properties in Jan.

Would you have to sell anything? Maybe not the best time to sell although estate agents in US are telling me closings are happening.

@Nathan Gesner That’s great, silly question; did you specify you wanted a hoarder house or just the usual sqft, location, profit etc.

@Nathan G.

Great post and congrats on the recent appraisal.

Would you mind telling us how you found this property?

Hard money can close just as quickly as cash in most cases. The key is to have all financing (HML and your carryout) lined up before you start making offers.

Whitney I suppose another major concern is that I live in Australia and that my options may be limited?

@Whitney Hutten

Thanks for the links Whitney, very useful.

Fred is advising I go for a loan to purchase the property rather than seek an equity loan after I’ve purchased with cash.

However I’m still interested in purchasing with cash to give me a fighting chance of securing a property. Anyone have any other advice for me?
