Am I just being greedy?

I’m trying to get at least $40k net profit from a single flip in Michigan?

I have 200k to invest.

Am I being greedy? What amount of return would you expect if you had $200k in cash to use for flips?

My realtor said for about $100k I could make between $20-30k. Which seems reasonable but tight, but then we would have to do 2 flips which would diversify or potentially increase the risk.

Maybe Michigan is the wrong market for me.
