@Karam A Tascoe yes its based on comps but I am more referencing your bank-ability. Credit, DTI, collateral, etc? If not its worth a call to various banks as part of due diligence.

@Karam A Tascoe what are your reno numbers? Are you confident you will be approved for the refi loans after the seasoning period? Lastly, I operate here in Columbus so shoot me a PM or give me a call to discuss the location of the properties. Just want to make sure they will support you in achieving your goals. - Dave

@Kurt Bender Thanks for the prompt response. So its a smaller complex of 10 and I would own 9. As of now seller is reporting that no HOA exists, which makes DD on this pretty simple. More of a basic multi family analysis for cash flow and condition. In regards to the one unit I would not own, what sort of relationship would I have with this owner? Ie do we both pay for all shared aspects of the building / lot? Appreciate it Kurt.

Kurt Bender looking at a partial fracture condo deal in the Atlanta area myself. Are there any outlier multi family considerations I should focus on during DD? Main focus at the moment is condo board and bylaws. Any insight is appreciated. Thanks, -Dave

I would find a market you want to work virtually and send some mailers or other form of marketing. Then wholesale the deals. Good training as well. Keep us posted
