@Cody Smith I am on the ground in Columbus GA. I'm full time real estate and love it here. Starting up is the hardest part of the journey until habit takes over then it's game on. But like others have said, it is not something you can take on without a passion for it. A lot get started and are fired up then give in when they find its just another job during the early years. If you want to grab coffee downtown sometime shoot me a PM.  - Dave

@Jonathan Taylor Smith Great info! What requirements did your lender have as far as DTI, years in business, etc for your LLC? Was it based on a global income standpoint and thus quantified you and the LLC as one in the same? Thanks in advance.

@Eric L. I am on the ground here in Columbus GA. Shoot me a DM and I can send you some local banker contacts that would be able to advise you.

Thanks all.

@Sanjeev Kaushik Columbus is a solid rental market due to a few large companies here such as TSYS, AFLAC, Pratt and Whittney and the main College CSU. A large part of the local economy is the military presence here. I am local so If you would like to discuss more shoot me a message and we can schedule a call. Thanks!

Heshel Mangel Bickerstaff is good, the property needs to fit their model and location. But yes, they’re good.

Thomas Jaeger sounds like a good plan...if the numbers on the credit line (interest/closing costs) and the new rental house works. I would caveat this by saying know the terms of the credit line in and out. Some have time restrictions that make the deal not worth doing. A concern of mine is how often it has to be renewed, longer the better in my opinion.

Thomas Jaeger what do you plan to Ulysses the credit line for? I leverage rental property for more working capital for flips.
