@Justin Crotts from what I gather about the acquisition of this property you have met your metrics. May I ask what your goals are with this property? Buy, rehab, rent, refi, repeat (BRRRR) ? Also sounds like you are aware of the location and comfortable with this class of property and tenant. As far as being successful to answer your question I would advise to run it like a business and vet vet vet your tenants on the front end. I use Rent Spree to do the background checks.....BP offers a promo code on these. Then take care of the good ones, on the spot with repairs, good communication etc, relationships are more important than $.
