Mine is quick: Exactly one time I abandoned a few company policies to allow a tenant to move in who gave me a sob story. And she was the ONLY tenant I have ever had who was a complete nightmare and came danger close to being evicted. Stick to your company policies.

@Katie Greenman I wish I would have known about you or gone with @Boone Tyson before I pulled the trigger. I ended up buying a 4-plex (good news) but the agent I worked with was less than stellar (bad news). I will be looking to acquire next year so I'll be in the market for a good agent!


@Zeriet Woldeab I did have success with my 4-plex. It cash flows nicely and thus far I have had no vacancy problems (knock on wood).

@Chris Ganz I particularly do not like M2M, however, if they are good tenants I say do not rock to boat! Keep them happy and they will keep you happy

@Colleen Keenan You can always look to creative financing. Seller financing may or may not be here in a huge way due to the current state of affairs.

@Taylor Morgan All good advice you've received, what I would also offer is do not let the money burn a hole in your pocket. It is ok to have some of that tactical patience before jumping into anything. Learn learn learn and continue to ask questions. As an aside, why are you getting out of the reserves! It is a great gig!
