@Account Closed hits it right on the head, it is not the inspectors job to speculate how much life any item has left in it.  You can have your agent ask for credits towards anything but if I'm the seller and your asking credit for a fully functional AC unit...I'm probably telling you to pound bricks.  

The better thing to do if your truly concerned is pay for an HVAC pro to come in and run tests on the unit and go from there.

Actually the whole point of BP is to get many opinions on questions and from both sides, helps people make more informed decisions.

So you went to real estate school to wholesale or are you actually getting licensed ?

If your getting licensed, I'm sure the state and your broker with code of ethics are not going to see your car buying scenario the same way as you.

I deal with wholesalers in my area pretty regularly but with anything, there is a right and wrong way to do things, and many wholesalers do things completely unethical and wrong.

Unlike Florida, NY is a lawyer state so you need one to represent you.

The agent giving you just one probably isnt the best idea but of course your free to use that one or get your own.  Usually we will ask if they need recommendations for an attorney and if they do, we provide them with a list of several attorneys we have worked with and also the same with home inspectors.  

Their decision to pick one, interview them all or go their own direction.
