Hi all, I'm looking to break into the Dayton, OH market. I am from Dayton originally but live and work in DC currently. I'm most interested in 2-4 unit properties in the Kettering, Fairborn, or Xenia areas but I'm open to all areas if the deal works. 

Specifically also looking for:

-Investor friendly lenders

-Investor friendly real estate agents

-Property management recommendations

-Others in the Dayton area who have unlisted deals

@Account Closed we currently have a condo in the Fairborn area--awesome student rental area, close to Wright State University. Market rent is around $800 but you could potentially get more from students. We are deciding if we want to keep this one or sell it. We're offering it for sale at $45k. ARV is around $60k. needs minimal work to be rent-ready--paint, MAYBE new carpet.

I'm young too (23) and am looking into land contracts. With $20k, you could house hack AND buy a few other properties through land contract with $5-7k down per property. That you you have multiple streams of cashflow, not just one property.

I am from Dayton. I have partners here and we do wholesaling and rehabs. We are getting into rentals here shortly. I am a licensed agent as well. 

Closing on a property in a suburb called Beavercreek for $83k, ARV is $165k. Our budget is about $40k for the rehab. We consistently make $4k-10k on wholesale deals as well. Dayton is great investment area. We ususally don't take on a deal unless we're making about $30k on a rehab and at least $4k on a wholesale deal
