Getting into the Dayton Market

Hi all, I'm looking to break into the Dayton, OH market. I am from Dayton originally but live and work in DC currently. I'm most interested in 2-4 unit properties in the Kettering, Fairborn, or Xenia areas but I'm open to all areas if the deal works. 

Specifically also looking for:

-Investor friendly lenders

-Investor friendly real estate agents

-Property management recommendations

-Others in the Dayton area who have unlisted deals

Feel free to add me to your Network I have been having major success in Dayton over the last few years.  Most of my customers are in California, and the East Coast have been buying in Dayton, OH as well as Indiana over the last 2-3 years.  The major factors have been affordability due to cozy sale prices and rents that cash flow.

It seems like OH, IN, FL, TN, GA, AR, have been some of the Hot states but OH & IN seem to have a lot of great deals.  Deals that make people question how it can still be possible to buy at such a good price verus states like CA, TX, NY, NJ etc...  A long with great sale prices and cash flow the taxes are very reasonable in many Counties and insurance is not grossly inflated.
