@Edwin Gachinga 6-9 months is going to be more in line .  We typically are trying to refi in about 90 days - 120 days

@Account Closed I have never bought auction but that may be the starting bid so it will likely go for higher. How do you plan to finance? Most lenders I talk with won't lend on sub 45k , although I am sure there are some. 

If your strategy is a BRRRRRR (I just hammer on the R it's usually not the right number) than you will want to think through your full "life cycle" of the dollars your putting in. What is the source of short term dollars (for many its there own cash) and what is the financing "exit". Start with the end in mind. 

I had trouble seeing some of your analysis but where are you getting the after repair value of the house?

Welcome to BP. Do you have any strategies you are leaning towards at this point? I recommend taking stock of your current resources through a cash flow statement and financial statement. It's time to add you to the team. But the secret sauce is you have to have some skills and values that line up with our own. 


- Number one and main job is to find, assess, evaluate, and put buy and hold properties under contract

- Agent or Broker Licensed in MO/KS
- Must have experience working/writing contracts
- Part time/small time investor is a plus or at least experience working with investors . . . must be able to view and assess a property for ARV, and basic skills (that we will train you on) of evaluating the construction needs of a deal

- Base salary and then compensated based on production and deals . . . looking to put at least 4-6 properties under contract each month. Base salary , bonus and commission. Six-figure earning potential.
