@John Powell The necessity to build relationships can not be understated. That's the archimedes lever in your write up above. I have done 15 deals in the last 90 days all in Kansas City. Last year I was devastated by a relationship turning sour in another market. It took several months to get back on the horse and be willing to trust people again. Turn Key provides built in relationships but there are draw backs to that approach( you will typically loose a lot of your equity capture as that becomes the providers profit and not your wealth).

I took the route of finding an area, visiting and finding a boots on the ground equity partner. It is the only way I could figure out how to line up someone else's interest with my interests sufficiently. The rest is just ethics which no LLC operating agreement can replace. If you are a trustworthy, ethical operator that focuses on adding value - you will attract that. They are out there!

I just closed on a 6 unit property and would like to discuss re-financing the property. I also have some additional acquisition opportunities and will need some financing for those. Any recommendations on Kansas City Banks that lend on 5 Unit plus projects would be appreciated.

I agree with @Bryan C.. When asking if something is a "good deal" or not we need some additional information. What are your goals? What are your resources (where are you now)? Are there other options your comparing this against? No investment decision should be made in a vacuum. 

-example-

If you are $50,000 in credit card debt paying 14% interest and this will yield 10% then you pay off the credit card first...makes sense?
