@Brian Ewell not sure recently and there are a lot of factors like credit / loan to value. I would say mid 6 to mid 7's. Google Colony America and you should be able to reach them.

@Javier Segura It's a really good challenge you bring up. This was (and is) still a weakness of mine. I partnered with someone who has a lot of construction experience. You could also call around to home inspectors in your area. Some but not all of them have construction backgrounds. They may accept a reduced fee to do a walkthrough with you (if they normally charge $300 for an inspection maybe like $150?). Do what you can to start meeting contractors, looking at there work and asking questions.

@Brian Ewell One pretty common strategy is filling up those loans in the conventional bucket and then refi into a commercial loan (blanket loan) where you can package 4-8 properties into one loan. Then rinse and repeat. Colony American Capital has a couple programs both on the individual property side and blanket loan program.

The HML's I have worked with our reputable and have been willing to use a title company at my request. They sometimes have one that they prefer and as long as that title company is reputable...it's all good.

You will be making the offer on the home (or you and a realtor) and getting it under contract. Your contract and the reputable title company are your protection.
