I'm someone who just DOESN'T watch TV, except for the occasional baseball and football games. I could live without cable at home. But when I'm on vacation sometimes I just want to plop down and watch something. I've been to STRs that don't have cable, and I can still FEEL that visceral reaction to selecting 10 different shows only to have each one say that the channel isn't part of the package. Maybe it hasn't shown up in the reviews or comments yet, but if I get irritated when there's no TV subscription I can guarantee you other people do too.

For all the experience that @Luke Carl has "call Evolve" is about the worst advice someone could give you. I've taken over properties that were previously managed by Evolve, and I promise you you're not getting your 10% worth. Find a local provider that does it all for you and writes you a check every month. Managing an STR is freaking hard work that it doesn't sound like you (or your father) want to do yourselves.

Have you considered investing in another market? My sister is in Phoenix and having the same problems as you... can't find anything reasonably priced. Here in Cleveland we are absolutely killing it in the STR game. You could get a really solid multi-family here with a $40k down-payment and do very well with an STR. I know it's not sexy like a cabin in the mountains, but $ is $...

You can always add a contingency that the property be delivered vacant. Whether they agree will depend on how motivated the seller is and how solid of a buyer you appear to be, but I requested this on my very first purchase and got it.

To @James Maradits' point above, if the seller represents the contracts as month-to-month and they turn out to be different, I would think this is fraud that would allow you to cancel the contract or seek some other remedy (not legal advice - consult a lawyer!).
