I am seeking out creative financing options. I have connected with a lender (not a bank or individual).

I am wondering if is okay to ask the BP audience about a particular lending institution in terms of reviews, experiences.

If that is not possible, I am curious what types of questions to ask this lender.

I am interested in the group's thoughts about about seller financing especially when the seller has a distressed unit? When I state seller financing I am referring to 100 percent of the price or 100% of the down payment.

Brandon and Jonathan, thank you both. My take away is that I will target the right property and at the same time build relationships and eventually and hopefully quickly secure the needed financing.

Hi David,

Thanks for the update. How do you feel about owner financing with a fair interest rate that works for the seller? If I can get financing for the down payment, then i believe I am a strong candidate to get the rest of the money from a bank. I have strong credit, own property and have a job.

I have a goal this year of securing a 5-9 unit property in the Central MA area. i currently own a 3 unit and relatively new as an investor but am motivated. I am a member of 3 real estate meetup groups and listen to BP podcast when I can in order to raise my real estate IQ. I am slowly learning about creative financing. I have been reading Brandon Turner's book about the subject. i am trying to forge relationships with those who are willing to to do a deal with me and I'm learning how to speak to others about such a deal ie. lending me money with returned money and interest to them. 

Here's my question, do I find my ideal property first and then secure financing or is it the other way around? I think common sense says get the financing in order but I have also heard otherwise. Feedback is appreciated.
