Hi Adam, I secured a second multi-unit through conventional financing i.e. saving as much possibly for down payment and getting pre-approved. I have a goal this year of having a third property or 15+ units total. The aforementioned feedback by Jonathan and Brandon still apply as I go forward; look for deals and look for financing; 2 strategies at the same time. How are you doing with your real estate investing efforts?

Thanks for your origiginal post. I agree with Dan's concerns and adice to you. I own a couple of multiunits in the area. What's motivating you to switch from 3 to 2 units. Don't you want the extra cash flow of a 3rd apartment?

I read both Wealth Can't Wait and The Miracle Morning. Both excellent books although I gravitated towards Osborn's book a bit more. I look forward to hearing this episode!

Hi Larry, 

I did change the ARV to closer to the actual selling price. If I buy this property, it would be using a FHA loan with 3.5 percent down. I will be living there. I also adjusted the monthly gross income. I will add insurance too. Thanks for the feedback!
