As i continue to build my portfolio, I have considered using a HELOC as a way to purchase another property. I am wondering what the pros and cons are. I currently own a VA financed multi-unit property. I want to purchase another multi unit, using the HELOC as a down payment. Thanks for any constructive feedback.

Hi Jean-Frank,

I was not able to find reviews either. I had my attorney review a contract that was sent to me and there was some concerning language used. Let's leave it at that. You are smart though to be asking and doing your due diligence.

As I continue my real estate investing journey, I am considering the option of turning to family and or friends for a down payment loan and in turn offering them something in return i.e. a fair interest rate. I have heard on their BP podcast, both Josh and Brandon express opposing views and comfort levels as far as whether or not to turn to family or friends. In order to help me and hopefully others reading this, I am asking the BP community to respond to the following questions; 

1) What are the pros and cons of asking for lending from family and or friends? 

2) What are some tips for how to identify a potential private money lender if he/she is a friend or family member?

3) What is the best written or verbal message to broach the subject?

I am also new to the generating leads aspect of real estate. If I use yellowletters or something comparable, is it okay/effective to mention that I am interested in seller financing as part of the letter?

John, when I state the word "reputable" I am referring to integrity/honesty. A promise and delivery on that promise is what I am seeking.

I am wondering if anyone from the group has heard of this organization; I connected with this private money lender on Bigger Pockets. He actually reached out to me. I am checking to see if this company is reputable. It raises the question of what to look for in terms of finding a reputable private money lender.
