TL-DR/BLUF: seeking subdivision calculators/business plan

Afternoon all,

I was approached by a mentor that has business connections to contractors and funding and is seeking a plan to see the numbers work.

I started a entertainment business and bought a SFR, but am seeking any insight this subgroup may have on plans and numbers specific to a masterplanned development.

Some details:

-SFR (small/tiny homes)- site built

-MFR (duo/triplexes)- site built

-parking slabs for RV’s and mobile tiny homes

I live near Sedona and just bought a property to rent out. The market is not slowing. Housing prices keep going up. All throughout COVID Sedona has had tourists coming in.

Semi-ish related question.

Sales tax is owed on rental income in some cities in Arizona.

How do I pay it if I don't have an LLC?

I am renting out our previous primary residence. My questions to AZ owners/self-managers is this. 

  • What specific licenses/taxes must be paid? 
  • How do I pay AZ-TPT as an individual, not an LLC?

@Chelsi Wiejaczka being close to campus I would say is more of differentiator than closeness to highway.

If you’re targeting college students I don’t see either impacting.

@Chelsi Wiejaczka is the deal local? I think specific location matters more. I see a lot of development along I-40 and 89A. Rte 66 and I-17 may be different.

Greetings,

My wife and I are considering building a duplex (on land we don’t own yet), live in one, rent the other, and rent out our current residence.

We live in Cottonwood AZ a LCOL area. Primary residence is 3br/1&3/4 bath valued at $183k. We paid $144k for it in 2016, and mortgage (VA) is $850 and have been making almost double payments.

My question is around how much duplex can we afford to build? We haven’t built before and am unsure if standard calculators would work differently as this is a duplex.
