You want to add a flag (US Flag or otherwise) to add to marketability of the property?

I'm curious what Municipality your land is in. Digging into the zoning code can clarify what is allowed and your 'highest & best use" for the land.

Your post doesn't address zoning. I'm inferring that you have a manufactured or modular stock of houses?

I had a thought the other day. How with the increase in AI uses, both text (ChatGPT) and Art, how soon do you think it will be till we can have AI make floorplans for permitting?

I would buy in an LLC or Trust. I found a mortgage company, Moxi, that specializes in Mx mortgages to US citizens.

I’d prefer however to keep as little cash in the deal as possible.

If sellers wants cash due to time to close, would a creative solution be private money for full sale and then (mortgage) loan to pay back private lender?

We would use it as a vacation home and STR, when we're not there. STR is not primary goal.

I have found a mortgage company that will service Mx properties. I also have a realtor in Mx that sends me properties that accept terms.

Morning!

I am looking at buying a condo in Mexico as a U.S. Citizen. Most of the properties are cash whereas some offer terms.

My (complete nubie) question is this: if I take out a mortgage, doesn’t the lender pay the seller 100% right away?

What causes a seller to request all cash vs terms/mortgage?
